But to realize this vision, we must overcome the challenges of integrating disparate systems and unlocking the full potential of smart building technology.

The commercial real estate and building automation industries have evolved greatly with the aid of technology advancements, moving from proprietary controllers to open IP-based systems and now the rise of cloud-based building management platforms. This transformation has revolutionized the way buildings are managed and transactions are conducted in the real estate sector, marking significant paradigm shifts in the industry.

However, despite the progress made, there are still barriers to be broken down in the quest for an industry-wide adoption of a truly open building automation system. One that allows for seamless integration of HVAC systems from different manufacturers, access control systems, and other building technology components. This is why KMC Controls uses the BACnet protocol on all of our KMC Conquest products. ASHRAE formed the BACnet Standards Committee in 1987 for many reasons. The biggest? To increase interoperability across vendors, minimizing the constraints of individual manufacturer’s proprietary systems.

However, the lack of adoption to this standard in the smart building industry remains a barrier to its full realization, making innovation and education key to unlocking its potential.

The need for interoperability in the building automation and commercial real estate industries is crucial for growth and success. The absence of a neutral operating system (there is no universal building automation browser in the same way we have a universal web browser) obstructs organizations from realizing the full potential of smart building technology. The industry must work together and embrace change to overcome this challenge by adopting open-source solutions and creating standards for seamless integration of systems and devices. This will drive innovation, improve efficiency, reduce costs and enhance the user experience. The industry must continuously research and develop new technologies while investing in upskilling and training to maintain a well-informed and knowledgeable workforce. A crucial step in pushing the boundaries of what is possible and staying ahead of the curve.
